What are permitted development rights?
The government have provided most home owners with a set of rights to extend or alter their homes or place detached buildings within the garden without the need for formal Planning Permission. Remembering that permitted development (PD) is not a subjective issue unlike planning permission that has a wide ranging agenda that includes neighbours, design and impact all of which can be manipulated by third parties. PD is entirely objective - it is either legal or its not. You can either already have the right or your properties PD rights have been removed. What are building regulations?
The Building Regulations is a set of approved documents which details the legal standard for all building elements including structure, fire safety, drainage and many more. The Building Regulations apply to building work in England & Wales and set standards for the design and construction of buildings to ensure the safety and health for people in or about those buildings. They also include requirements to ensure that fuel and power is conserved and facilities are provided for people, including those with disabilities, to access and move around inside buildings
How can I apply for building regulations?
You can apply for Building Regulations approval by contacting your local authority and asking them for an application form. It is also possible to use a private inspection company to obtain Building Regulations approval. What modifications can I request?
All our plans are produced using a computer aided design package, this allows any modification to be undertaken. If substantial modifications are required you may wish to use our Self Survey service.
Can the plans be mirrored or reversed?
Yes, providing a mirror image of all our plans and elevations can be done using our modification service.
How much will my extension cost?
As a general rule, most garage extensions can be built in the range of £600-750 per square meter. On this basis a single garage would cost around £11000. More substantial extensions with habitable rooms cost £900 - 1100 per square meter. Garage conversions cost £400 - 600 per square meter.
How long does it take to receive the selected plans?
Standard plans are dispatched within 24hrs. Modified plans are dispatched within 2-4 days. Self Survey plans are dispatched within 5 days.
How will payment be made for the selected plans / options?
All payments will be made through Paypal using their payment cart. Please note that no account with Paypal is required to make a purchase.
We are also happy to invoice you for your selections if you prefer, with information issued once payment has been received. Please call or email with details of your selections and an invoice will be sent for payment. Payment can be made using cheque, bank transfer or cash.

Can the plans be modified to show my existing house details?
Yes. Please request this option using our modification request form.
Can modifications be purchased at any time?
Following your initial purchase we are happy to undertake your modifications.
Our Guarantee
We Guarantee that all our plans will pass Building Regulations under normal conditions within England and Wales. The meaning of normal includes:Assumed 80 mph sustained maximum / moderate wind exposure, Assumed basically flat building site, Assumed good soil bearing capacity, Assumed stable / durable and well draining soil conditions. Should our plans not meet this Guarantee as stated, please request a full refund in writing within 30 days of the plans being issued.
Trussed Rafters
Trussed rafters are a preformed roofing structure which are widely used in both new build and extension projects. When you / your contractor purchases the trussed rafters for your project you will be given a set of performance details, these need to be issued to Building Control prior to starting work on site.
